How do you diagnose why a house a nice looking house that has been on the market for 3 months result in zero showings? Zero. As in, no one came by to see it. I m not saying why hasn t anyone stopped in to see it?
This post, Is My Realtor Doing Her Job ? appeared in Zillow Advice recently and upon reading the responses, I can t help but think something must be wrong that none of us are seeing. The house is located at 8316 Pine Island Rd, Clermont, FL 34711 , and is listed for $725,000. There s even a beautiful virtual tour that reveals an indoor pool, an outdoor wood-burning pizza oven, and nicely staged vacation rentals gulf shores al pet friendly rooms.
Perhaps vacation rentals gulf shores al pet friendly the showings are highly restricted(only between 1-2pm every second Sunday vacation rentals gulf shores al pet friendly or something) or there is just a huge amount of inventory in that neighborhood. Looks like a beautiful house but if I were the agent, I d at least suggest a price reduction or employ some new marketing strategies since what they have done doesn t seem to be working. The price is on the very bottom of the Zestimate so it does seem a bit odd. I laughed when I saw Spencer s comment in that thread.
Look likes a prime location with the right price. Where the Disneyworld celebrities live? What they read or watch? The video should be live ( not pictures, if I saw it right), a web page just for this house and links everywhere.
The question could be ill, for sure she is doing her job. The question could be: What this Real Estate Agent could do more? and again without knowing the facts any comments about the agent will be guessingly wrong.
The fact is that people that are looking right now are doing just that, looking. vacation rentals gulf shores al pet friendly Not buying. the media and press will tell you different, vacation rentals gulf shores al pet friendly with long stories of how a property got sold somewhere, but in the real world of recession and possible depression, the fact is even people with that kind of money are having to think more about what they spend and where they spend it, no matter how good a bargain it might seem.
Being an agent in this market is very tough all over the United States. Price, Condition, Location! Your agent seemed to have done a beautiful job advertising in an elegant way with her virtual tour. Incentives can help sell a home with a tad lowering on the listing price with also making the home available for viewing. If you are unable to be present, your agent would be the best candidate to show. I haven t read her marketing vacation rentals gulf shores al pet friendly remarks nor showing instructions Just suggestions per my own experiences here in California, smile. You appear to have a magnificent home. Keep possitive as energy flows with those possitives. If you haven t already shown the home as of today, you will smile. Oh and when you do show please keep in mind that although you may see something in your own home that may not be perfect, don t bring it to life with a potential buyer as they view things differently k. Take care and the very best to you and your agent. Terry
The listing and home look great, certainly good enough to attract potential showings. I can t comment on price, since I don t know the area, but that sort of home would certainly fetch a lot more if it was here in Seattle!
Price could certainly be an issue, particularly if higher end homes are not selling nearby. The other possibility is that there are flat out no buyers in the market for a house this size/price/neighborhood at the moment. If the number of buyers is extremely low, there is little your marketing can do to make them suddenly appear.
vacation rentals gulf shores al pet friendly The most effective technique to attract more buyers many times is the dreaded price change. There is a price where this house will sit on the market forever, vacation rentals gulf shores al pet friendly a lower price where it sells in a reasonble number of months, and an even lower price where you ll get multiple offers and competition. Without a market analysis, I can t say what that would be, but if traffic remains low, that is the path I would pursue. I have found that a price drop is always more effective than other incentives.
Quit crying. Anybody who thinks the market is slow and nothing is selling needs to find another line of work. Get out of your foxhole of excuses and tell the client the truth. That s what you get paid for.
From my experience, If a property is receiving very little interest (In this case NONE!) it is usually a big indicator that the buyers would feel that the property does not represent value for money. (Over priced!)
If you adjusted your asking price by 20% ($150,000), do you beleive buyers vacation rentals gulf shores al pet friendly would be interested in your property? . . I bet you are saying . . . YES! of course they would be!. . . .now what if you dropped it by 15% . . . . most likely they still would be intrested. . . . .now what if it was a 10% drop. . . .maybe?. . . . .5% Drop . . .maybe/Maybe not?. . . . . .so despite all the reasons and excuses as to Why no one is interested in your property. . . . the real reason and ONLY reason is the asking PRICE.
If the home is genuinly worth $750,000, vacation rentals gulf shores al pet friendly you should receive alot of interest at $699,000 + . . . . if you receive multiple offers, your agent may be able to negotiate the buyers upto a figure that you would be happy to accept.. . . . House SOLD!
If you do not make any adjustments (And the market does not improve) it is very unlikely that anything will happen with your property. . . . afterall, once a property vacation rentals gulf shores al pet friendly has been on the market unsold for more than about 4-6 weeks. . . people start asking the question. . . What is wrong with it? . . . . .I am keen to see what happens with your property.. . . . and i wish you all the very best.
The agent can also make DVD s of the home and hand them out to different agencies and potential buyers. Downside is, they may look at it and decide the home is not for them and still not see, but if the video is down correctly with the right music and colors for sensory, it will get potential buyers pumped.
Is my realtor doing her job you ask? She may very well be doing her job. First time homebuyers constitute the majority of sales. Sure, there are homes selling in all price ranges, but the majority of them are in the middle to high 100 s in Lake county, Florida. I have shown properties in the Clermont vacation rentals gulf shores al pet friendly area and an upper end property is going to take longer to sell simply because the market is not as hot for them.
There are many reasons that the house might be having trouble. I have seen neighborhoods with too many houses for sale that just negatively impacts the whole area. I have also seen areas of Phoenix that the housing stretches were halfway completed vacation rentals gulf shores al pet friendly then abandoned vacation rentals gulf shores al pet friendly by builders after the ground and roads had already been prepped. Sad to see the houses just sit there, but some houses just should not have been built. A beatiful home wont sell if you have neighbors five feet away.
That s not true for new construction. It s not true in many areas even if it is not new like Seattle, Kirkland, any City and most any new construction development anywhere especially in Florida where that home is.
Ask your realtor for comps of everything that has sold in your house in the past 6 months. Not what they are listed for, but what they sold for. Take that information and see how your house compares. You may want a price reduction? Once you reduce the price, you will collect the next net of people in the lower bracket.
Your realtor could get creative with some incentives, maybe hold an open house, list it on craiglist, reduce vacation rentals gulf shores al pet friendly the price, etc but even with all that, not a lot of people buying right now. it s the worst time to try to sell your home, unless it s a starter home. people might could afford to buy but they probably can t replace what they already have in this market, so they re just staying put.

It dosen t really sound like your Realtor vacation rentals gulf shores al pet friendly is doing their job. Part of a Realtor s job is to advertise for their clients and or market the property. In Austin there are certain advertising vacation rentals gulf shores al pet friendly mediums that actually have partnered with the Board of Realtors and given them a break on advertisement. Secondly even if you re Realtor had 0 finances to market the listing most companies offer free or cheap marketing material and there are several free and effective places where they can advertise for you such as craig s list etc. So no I dont think this person is doing a great job. But I also realize that there could be other factors involved that I dont know about. And to this agent s defense the market is dead right now across most of the country vacation rentals gulf shores al pet friendly and not many people are looking for homes mnainly because it is nearly impossible to get a mortgage.
I agree with Bart on one point. You definately have to take into consideration all factors when trying to come up with a solid conclusion. But again your Realtor dosent sound like they are that great. Any Realtor listing your property should be able to easily vacation rentals gulf shores al pet friendly tell you with a push of a button what the average time on the market is for homes in your area. Furthermore your Realtor should be able to come up with a comparable and fair offering price when listing your property that both reflects the market and the condition of the property itself. If you hav
