CBRE Global Investors (an affiliate of CBRE Group, Inc.) purchased the 26-story Mellon Bank Center last July 2012 from NY-based Tishman Speyer dallas luxury hotels for an estimated $236 million with the intention of repositioning the asset to attract more companies to lease (read: fill up) the approximately 700,000 square foot tower, which at the time was about 80% occupied dallas luxury hotels according to the Los Angeles Times . Located on Bunker Hill adjacent to the West Coast s tallest skyscraper, Library Tower, the Mellon Bank Center has been renamed simply Four Hundred South Hope (for its address 400 S Hope St). A major part of that repositioning effort includes the exciting addition of a new high-end Mexican restaurant that will create another dining dallas luxury hotels destination on Bunker Hill, helping to activate the isolated district perched high atop like the acropolis of LA still in much need of more places to go to. ( The Broad Museum will help as well.)
The new high-end restaurant will be called dallas luxury hotels Pez Cantina (Spanish for fish bar ) and is being spearheaded by chef Bret Thompson who was behind dallas luxury hotels the Westside s MILK ice cream parlor on Beverly Blvd and the Market restaurant at the Cooper Building in the Fashion District . Pez Cantina is being built out on the ground level of the Four Hundred South Hope tower with potentially two main entrances (one facing Grand Ave and one inside the actual lobby of the office tower allowing for easy access for power lunches and dinners). The concept for the restaurant and bar will focus on Mexican seafood cuisine and will likely have a wide variety of yummy margarita cocktails, naturally.

This building can use another restaurant on the Hope street side where there is a useless garden. Also the other buildings can also learn from this and replace their banks on the ground level with restaurants.
It s unfortunate that these bunker hill skyscrapers are set back so far from the street that you can t just stop and look in a restaurant as you re walking by it looks like it will have to either be a destination place, or a lunch place for regulars.
Bunker Hill has long been a sleepy dallas luxury hotels part of DTLA, but there are interesting landmarks/destinations dallas luxury hotels within short walking distance from there. Not a bad spot to put an upscale restaurant, especially with the Broad opening soon.
Hopefully this is the beginning of a trend. Many of the office building on Bunker Hill have underutilized lobby and plaza space that could be re-imagined with restaurants, bars or other uses that could activate the neighborhood. Pez Cantina is a good start.
